Material choice influences ageing, cleaning and junctions as well as first impressions.
Which trade-off matters?
A short intensive programme and longer phased work have different effects. Compare temporary facilities, access and quiet periods as well as total duration.
View real samples
A screen cannot reliably show colour and texture. View samples together in the home's light, including joints, edges and fittings.
Allow for later maintenance
Keep agreements and changes by phase, using consistent room names. Later questions about concealed work and outstanding items remain traceable.
What the drawing needs to explain
Create a phase plan showing work zones, usable rooms and bathroom access. Identify temporarily unavailable facilities and their replacements.
Questions for your own property
- Were samples viewed in real light?
- Does the material suit its use?
- Is the maintenance practical?
Can you stay at home during the renovation?
It depends on safe access, available facilities and the intervention. Assess each phase; a general assurance says little about days when the kitchen or bathroom is unavailable.
